Several years ago, the city passed that all rentals had to have hard surface parking and required all rentals to update if they had gravel, but they gave you some time to get that done.There have simply been rumblings about this, but I wanted to see if anyone has had first hand experience with how it was handled by the city, as well as the property owners.Any advice or insight is appreciated.Thanks,

On the surface if you were to follow the 'buy low, sell high' mantra then you would not be in the wrong.Mark is correct although with the amount of population and job growth in Texas I wouldn't be one to speculate just how far down the road that correction will happen.

While I never say never with the same emphatic certainty as @Steven Hamilton II, on the surface you would have to have a VERY special set of circumstances to hold rental properties in a corporation, much less an S-Corporation.

Surface read: if you're getting plenty of walkers, but no offers, I would guess the pictures aren't the problem (unless for some reason the pictures make it look better than it is - but I can't see that being the case if this is a properly done, recently completed flip.)How fast are offers typically coming in for your market?
