Virtually any practicing realtor in LA who does even a moderate amount of business "sells millions" as a RE agent.

If you go back a few years you will find the Congress had a shift in power from a more moderate conservative base to a more liberal leaning base.

There is one reason for that Steve: Jon is on here everyday as he is the main moderator for Josh and company and I have had very low activety on the site for the last 2 months.I have been so busy making money with my rehabs here in So CAL, I have had no time for BP (or very little).

I too am in a situation similar to yours - nice portfolio in Colorado where 1) cash flow is moderate - not high (not close to BP recommended rules) like in other states and 2) feeling it impossible to grow to big scale (i.e. 100 units) like possible in other states with more multi, apartments, commercial, etc.I agree with @Russell Braziloutlook/thoughts above. 

Alcohol and tobacco business have no problem with banking.

Mostly those are done by flippers, not as buy and hold.So if you owned that property, you could do a few things: renovate and keep it as your residence; sell to a developer; or do some moderate renovations to the existing structure and rent it out.

Talk with the private lenders, either they identify themselves as a group when prompted by the club moderator or it says on their name tag.
