we are in the bay area too and looking to move and buy close by but it is pretty tough qualifying for financing and finding anything livable and not falling down that does not cost a million$

A co-worker of mine has been to Nicaragua before(as well as a number of other Caribbean countries) and feels it will only be a matter of time before it follows Costa rica and booms.

If you want to play hardball you can ask the seller to cover the cost as part of the terms of closing on the other properties on Monday.
