If the numbers work we hire a GC and let him take care of managing the flip.We have no problem though essentially being the GC ourselves and coordinating subcontractors to do the work.For us it is all about how the numbers break down.

I could have 7 SFHs owned free and clear in a healthy Class A area in a growing city (like Boise) that are cash flowing $8500/month or be dealing with 30 -50 units (SFH, MF, apartments) spread around various states with all the oversight, logistics, management coordination needed that are cashflowing a cumulative of $10k/month.

You cannot simply use a mathematical formula as while one is simple, they will have to work with the engineers (civil, MEP) to coordinate exterior, entrances, grades etc.

Keep in mind that if you list it through your own broker, there are likely going to be some fees involved due to E+O insurance, office policies, etc.If you are looking to get the experience and make the most money, do a flat fee MLS listing (costs ~$100) and get a transaction coordinator (TC), which costs ~$400 in California.You can still host your own open houses and get all experience you would as if you were the proper listing agent.The TC can explain just about everything (many are brokers themselves), has access to all the paperwork, and it would be a good test to see if you want to work together in the future.

I have been a Licensee since 2007 and full time investor since 2010, i am an independant broker, so no ties to an office. for me I love my MLS access for analyzing deals, both needing to coordinate showings when you agent is available, reping my own HUD, Hubzu, Wiliams&Wiliams ect.
