Of course, the tenant that pays rent on the first via auto payment, never has maintenance issues, always quiet and respectful of the other tenants or neighbors, very clean and respectful of the property,  is gonna be the grand-slam home-run perfect tenant.

25’ measuring tape - as others have said, don’t skimp, get a good one with a wide tapeDepending on your budget, I use my 12 volt Bosch drill/driver almost daily (they will also need a good bit set)This is a decent screwdriver from Lowe’s - Kobalt double drive screwdriver 13 piece rubber handle ratcheting multi bit screwdriver Set - not my everyday go to but great for someone who has no tools This is one of my favorite new tools though not an everyday tool Kobalt 2pc Self Adjusting Auto Locking Pliers 10-in Home Repair Tongue and Groove PliersI like the suggestion of a good stud finder.

After doing research I had originally planned to get Umbrella Insurance however the premiums are coming in very high, mostly because they require auto insurance which I don't currently have or need (I live in the city and drive a company car that has its own insurance).In short, for a $1M Umbrella policy they're saying I would have to pay $1399 in various premiums, $900 of which is for the auto insurance alone.
