Thanks to all for sharing.J Scott, you have mentioned penalties for violation a few times but my research doesn't show the same.You indicate the penalty is loss of retirement fund plus 10% penalty

Have your restoration agree in writing to a completion date, along with clear financial penalties per day late if it runs long for any reason.It should be an easy sell to the tenant - "take the place you used to live in and make a lot of the stuff new"If you're willing to move back in, the management will provide you with $500 to help recoup some of your losses...some sort of incentives really grease the wheels.Loss of rents varies like crazy.

She acknowleged that there were pets there via text and then i sent her a letter reiterating the same information letting her know she was in viloation of the lease and it was grounds for eviction.In person i let her know she had 3 options1) we can terminate her lease and she could move elsewhere2) we could add a non refundable pet deposit for each pet  and an additional increase in rent. 3) she could get rid of the animals within 7 days and id waive the penalty
