I told him I have a pre-sale inspection in 2 days ..he nodded "it would be prolly me" ...he did not give me ticket anything ..checked painting job and drove off. seemed like a cool guygoing back to your question : My question would be didn't you already have the results from a presale inspection when you bought the house?

And if there are enough properties being worked on, it might be worthwhile to share the cost of a security person/off-duty or retired cop to make rounds all night, in addition to alarm systems in each house.

It is also my policy to list the property with the agent that brought me the deal if I don't keep it as a rental.Now when they ran into a piece of crap they didn't want to list as it was and the owner didn't intend to make it marketable they called me instead of tossing that lead into the round file.

Life circumstances and increase in family size, have now have me searching for a 4/2 property for myself (working in South Boston so off I-90) but the numbers are just so dang difficult unless I find that wrapped into a Multi which happens to be a rare ticket to cash, although I know they're out there.

I've got a good idea about much of the cosmetic stuff, and I know that your market is different but a round about number per window with labor would be awesome for an estimation on the property.

If the margins are so thin that you can't afford a plan ticket and two nights in a hotel to look at your investments, then I suggest you consider selling.
