If you turned left at corner, see small corner pasture, 50 tree fruit orchard (wifey and I planted ALL 50) AND did Deer wire all around it, and then our pond/lake we developed with an Island in the center and then more pastures and trees.

My idea being, it creates more of an attachment to a rental because the tenant may have a long term committment to be there to plant, care or harvest there garden.

You can virtually make any house an "A" house but you can't change the neighborhood, unless you have so much money you can buy the neighborhood - and even then you might have structural problems that can't be solved: sewage plant; prison; projects; etc.My strategy is always to buy a C-D house in a B neighborhood.
