I think the  market will maintain level for another 18 months or so before correcting (pure speculation/ gut feeling).

The financing makes many deals work that would not as pure investment.First and foremost, I am an investor.  

First off, most auctions you cannot walk through before you start bidding, so it is purely gambling (unless your luck is supernatural you won't last.)

You can't base it off purely a dollar figure.

Converting to personal ownership to an LLC is purely for liability limitation.   

They are also stating that charging them for light bulbs ($15), smoke detector batteries($5), and painting ($145) is nickel and diming them, or falls under usual wear and tear.

So the state then has to deal with consequence of bad laws that was based purely on popular demand.There are significant public safety implications with using SFRs for STRs... a residential SFR building may not be up to code for use as a hotel.
