Look at the sold new construction, and work backwards to find the amount that makes sense to spend on the lot.If it's Homeowner buyers, the buildable lot comps carry more weight.

This is variable based on soil bearing, depth of backfill, and the weight of the structure abovethe lumber yard supplies the package necessary for the work, usually lumber, stakes, weeping tile and rebarthe cribbing crew sets the footing forms in place concrete placing crew, pump truck and mix trucks are now called upon to pour the footingthe cribbing crew arrives back on site to set the forms and rebarthe engineer usually requires a site visit at this point to inspect the foundation wall detailthe same concrete placing crew returns to pour the basementa form stripping crew is usually brought in to peel off the forms and load the trailerwaterproofing is applied to the basement wallsgravel and weeping tile is delivered to site and installed the city is called in for a pre-back fill inspectionthe excavator returns to backfill the basementto add another step, at some point the sewer and water lines can be brought in, in our opinion the sooner the better for this specialized task.

I wouldn't over weight credit rating as a lot of people carry debt these days but make sure their income will allow them to pay their bills and keep the lights on.

People would be better off understanding basic economics than watching this podcast...the concepts of supply and demand curves, substitute goods, dead weight loss, producer surplus, etc. are far better indicators than "it might happen in 7 years it might happen in 18 years".
