True, it might be more time and skill intensive, but what if the effort and time from one commercial deal was equivalent to say, 2 residential deals but the commission was equivalent to that of 5 residential deals?

I've been working and investing in the GTA Real Estate market for more than 15 years, and finding distressed properties is very difficult (not impossible, but very, very time intensive).Power of sale properties are not often bought a much lower prices than non-power of sale properties, since the lenders usually put them on MLS, or list them publicly, since they have a legal obligation to get as much as possible for them.Happy to chat more about GTA Real Estate any time.

If you buy a C class building in the bay area it will be small because you're spending 200k + a door SMALL BUILDINGS with value add plays ARE HIGH TOUCH & MANAGEMENT INTENSIVE, so if you don't live nearby it's going to be more of a challenge.

As far as "minimal investment returns", that is relative to the exit strategy on a NPL so what does not work from the "intensive analysis by highly trained MBAs", may work for the individual small balance investor who knows how to repurpose an asset for profit.
