I would use an electronic payment method like Zelle or Venmo, both of which are free, can transfer money instantly, and are safe to use and have very limited risk of the sender being able to reverse the transaction (unlike other electronic payment services like PayPal which make it very easy for the sender to reverse the transaction; you can read more about that here: https://www.magnifymoney.com/blog/news/zelle-fraud-protection-need-know-transferring-funds/).

Once the home is done (3 months) and tenants are in, getting a traditional mortgage to free up the HELOC funds to start again.I am pretty conservative by nature, but studying the numbers on rental income vs. expenses and having instant equity available seems like a foolish opportunity to ignore.
