If you are wanting to do mailers, do the court house tactics to get those names to mail.Otherwise startup an email/txt'ing program culling sellers out of craigslist forsale by owner and non-property managed rental ads.

I know that the wholesaler I work with in Maryland is currently doing a HUGE campaign using YellowLetters.com.As for your tactical questions about what types of mail to use, how often to mail, etc., I could give you my opinion, but there are guys on here (Michael, Jerry Puckett) who have more knowledge in their little fingers than I have in my head about this subject.

Get licensed then screw with people (sellers) with "traditional" wholesaler tactics... and you will be disciplined by the "system" and eventually lose your license.

I would start with the formation of the partnership LLC/LLP after a thorough discussion that you will both be on the same page for the strategy and tactics of investing, and that the partnership is a relationship of mutual trust and there should be gentle and considerate exit strategies for both of you, in the partnership contract.Then with the partnership formed get the house hack with the minimum cash outlay required to get into the deal, which is to say using the maximum amount of mortgage funds.
