On the off chance that the guy, with all the free YouTube videos, trying to 3 step sale you and every other wanna be into maxing your credit cards for a $30,000 mentorship is actually something more than a professional “pitch man”, that he was actually successful doing what he’s selling (ignore his personal bankruptcy; that was back when he was “like you are now”, I.e. before he perfected his system), and that he’s not totally blinded by greed, he just wants to “give back” to the real estate community he so loves and cherishes.

I cannot take the initial "business start up "deduction of $5000.2. all repairs and supply costs from April to July need to be added to the initial cost basis and depreciated over 27.5yr.3. all appliances, blinds, lights etc are depreciated from the July 1 "placed in service" date.4. all supply,repair, maintanence costs after July 1 are deducted this year Thanks in advance for any input...I'm a newbie at this so please be kind.

Take measurements of all the things you need: windows for blinds and curtains, storm doors, shelf for the kitchen, et cetera, and keep them in a notebook in your car.

I am trying to make room templates for basic stuff- this does not yet account for things you find that are wrong once you dig into the rehabFor example, bedrooms in my area will usually consist of 1 door into the room w/hinges and knob and 1 closet door w/hinges and knob, 1 ceiling fan, at least 1 window that needs blinds, need paint and need flooring.

went from cast iron to PVC.New electric water tank, new appliances, refinished the hardwood floors, new smoke detectors, outlets, light fixtures, carpet in two bedrooms, vinyl flooring in the bathrooms and kitchen, 4 new windows, new toilets, blinds for the windows, insulation in the attic (there was nothing up there!)
