Do you find that banks will give you a conventional loan say in 3 years where if I buy a property at a good enough price to pull some of the profit of a property and actually pay back my investor and keep the property?

He will not do a “good enough” job.  

Liability only comes from negligence or intentional acts, if you're doing your best and honest that's probably good enough.

The oil will stop the tannins from showing through, and sometimes just the primer is good enough of a look in my opinion.

If the deal look good enough you can even pay a private detective.

they sell 4X8 sheets of different panels in home depots and lowes's...usually they're located in millwork where the moldings are...they make them to look like woodgrain, bathroom tiles, etc..i've used the wood grain on the ends of cabinets before to do what you're trying to accomplish...it wasn't a perfect match, but it looked good enough that i was probably the only one to notice the difference

If that's not good enough, $150 doesn't sound that bad for a light with a switch.

It starts off good enough however i would venture to say that its not foreseeable in our lifetimes.
