It carries food liability coverages, and is terribly expensive.Me: Well, it’s apparent that there is a market for a special insurance policy designed specifically for short-term vacation rental properties—one that is a combination of a homeowner’s, a landlord, a business, and a B&B policy.

A nice week-long vacation in many areas will run you $2500 once you tally air fare, hotel, food, and rental car so when you put it into perspective, the money you spent isn't that bad.

I was working on the second floor a couple weekends ago when my tenant came running in saying there is a lot of water coming from the ceiling in the food pantry.

part of your responsibility is at move in to show them how things work,, how to turn on the heat, how the smoke detector works, how to provided a toilet plunger with the apartment so if they have a minor toilet clog they can fit it themselves,, and show how to use it, where the electrical panel is an how to reset a breaker,.... the stuff ordinary people would understand but renters aren't always ordinary people.Get a system for contact for repair requests,, have them text or leave on voice mail ,, don't go and answer each call right off the bat,, give a thought... call back and try and trouble shoot with them over the phone... as for toilet and drain clogs I'd let them know if plumber comes out for service if it is found that clog is from food, toys in toilet,, or grease they will be charged a service call. some use a form for this at move in. 

I like the idea if you are setting the common area up to cater to a certain group of people that you are targeting.

Waiter, Bus Boy, Car Wash Attendant, Ham Shaver(yes, shaving pig butts on an assembly line in Nebraska), Clothing Retail Sales, Fast Food Cashier, Short Order Cook, New and Used Car Salesman, Warehouseman/Maintenance Technician/Whatever for a petroleum products distributor, U.S.

We do have interest in getting back into the city (food, theater, shopping, etc), so that may be in the cards.So in short, I'd say yes, but I don't know if I want to base the numbers on requiring us to live there to make it work. 

It's all food for thought that you can apply to your life in some format.I read it and personally thought it sucked, but I have a lifetime of building and owning businesses, so I think that was the leading factor as it was to thin for my taste.

No allowance for food..only travel and lodging expenses.
