I am looking at similar size single family homes in the north west area around 250k… essentially I am just trying to get a grasp of what to expect year one- if there is actually some profit to be made and supplement or if is more likely to be near a wash.

My mother-in-law will be starting a new job next after an almost 2 year long stint back working under the table, but her own physical ailments are becoming worse.Their combined income is only $21/hr.They owe $70K on a home worth ~$170K that was free and clear, but stupidly signed onto one of their parent's cash-out refis before death.There are additional credit card debts that are nearly paid off (around $5K I believe).With abysmal credit, selling the home and renting would likely be a wash, if not a worse situation.I would like to see them grow a saving account of some type.

I'm in this assuming the higher rent washes out with the higher management fees as well as furnishing costs.

So this "they only charge 5% a year" (when they know very well that despite NAR false claims, it costs between 15- 35% plus to 'resell' via the NAR / MLS, etc. at RETAIL, over 1- 6 months time...) makes no 'logical' business sense, whatsoever... so that then leaves only the: "wash, rinse and repeat,"OPTION!

They had a previous contractor install the washing machine drain to the sewer incorrectly and the tenant is smelling sewer smell in their unit.

This has a similar benefit in that a reduced valuation may reduce estate taxes.Anyways sorry if that wasn't any help but if I think of anything I'll try to double back.I also wanted to add, although you probably were already aware, if the interest has multiple units, perhaps spreading the transfer out over several years could help.Also don't forget about harvesting losses from other sources like brokerage accounts (make sure to avoid wash sale rules) or even carryforward amounts.
