What returns do you target on your real estate investments

We try to keep things close to FHA-loanable to hedge risk in the event of a market downturn so that we could trim margins and still unload inventory to the largest possible buyer pool. For our rentals I like to try to get at least 15% inclusive of principal pay-down, equity, and cash flow (ignoring tax shields) given a targeted long time horizon. 20% would be a better target for a 5-year hold that we were trying to reposition and exit more quickly.

The private loans are the ones we're trimming off but the "Public" loans - held by the Government - are getting the long haul treatement. The deal with forgiveness is 2 fold:If you work in the public or non-profit sectors for 10 years and make 10 years of on-time payments, the rest is forgiven. If you make 20 years of on-time payments, the rest of the debt is forgiven.

The costs that you listed for flooring, baths, kitchen, and exterior (including siding, windows, doors, and aluminum trim) match what I have been paying for mid-level finishes.

Some easy DIY to use in your landscaping plan: Applying the best organic weed/feed treatment for your area during this spring season to encourage a lush lawn, mow every 10-21 days (depending on rainfall and growth rate), use an edger along the hard surfaces of your lawn (along the driveways, sidewalks, porches, etc. which gives your lawn a more defined look), trim hedges and trim limbs back from property (discourages insects and birds from trying to find entries into the property), replace and put down fresh mulch/pinestraw around trees, flower beds, bushes, and shrubs. Please let me know if that helps.Best to you!
