There are numerous hurdles to overcome:(1) A 50% rule, i.e. once an IRA (directly or indirectly) participates with a disqualified party (in this case you), then you cannot have additional capital contribution in the child LLC's that you mention.(2) An "enabling" rule. i.e.

punch the acct numer into the "acct information" tab on the wworks home page.

@Kyle Durso,  yes, there are numerous multi family deals that have been posted on crowdfunding sites.  

In order to do that, you might want to go to a full service floor supplier to educate yourself on what qualifies as quality (being at the mercy of a salesperson is not a position you want to be in) and make absolutely sure that you have a handle on the install.  

In your situation as investors:Would it save you a lot of time to delegate to a team member or hire someone to do a detailed look through with pictures and videos and analysis on the cost of repair on the numerous properties that you want to look at?

I have been sending countless emails and making numerous calls a day in hopes of connecting with investor friendly realtors.

Home Depot is free to shop at, and with all the online suppliers - many of whom have free shipping, it doesn't make sense to me to pay to shop somewhere...
