Well, even if you had the option..the most you could have done was cloud the title....that would have made you real popular :)If you put that $1000.00 fee thing in your option...what will you do if they don't pay?

They screwed up, and the title insurance policy that I purchased at that time will protect me from having to incur any costs associated with getting rid of these old loans, fighting them, or having to pay them off.As an update on this...I went to the closing today, and the closing attorney made me sign an indemnification waiver that basically said I was aware that there were two outstanding loans on the property that were clouding title and that if they were unable to clear the loans, I'd be on the hook for getting them "taken care of."

Find out their charges for changes after completion, hosting, etc.Also SEO in regards to the actual site is basically a web design "best practice" now....

Some are going through divorce, it may be relatives looking to sell inherited property, it may be someone forced to relocate, it may be someone that lost their job, or a host of other motivating factors.As a wholesaler, I would think you would have the most success with properties not yet listed on the MLS.I believe there are also many posts on how to find truly motivated sellers.

As a short sale guy I have multiple deals and can send you the HUDS where I negotiate and KEEP and willing and able end homebuyer all the while negotiating stupid water softener liens....lol, HOA's who are stubborn, 1st, 2nds, child support judgements and a host of everything else to get to the finish line.

I want them to sign a 1 yr lease and they wish to retain the option to break it without penalty if they help me find a new tenant (post ads, host open house and showings, etc.)
