Electric cars require no maintenance (other than tires) and ironically have no transmissions.....Electric cars require battery coolant changed every 5yr/50K miles, brake fluid 2yr/25K and eventually brake pads.

The landlord is suing my wife for braking the contract.

No flushing feminine products, baby wipes, make-up removal pads, paper towels or even Charmin.

And they decided if they weren’t certain about the property then at least they were certain that they could trust Clayton as the operator.So what it seems like to me is that he started off with a good idea and scalable model (if the product and the operators had been good) and then it got too big to oversee and things started to fall apart so he tried to dig himself out of a hole by selling more pad products.

I like to make yearly goals in each area of my life but here I will share only some of my real estate goals for 2020: Sell 19% of one of my real estate companies for 400K.Separate my business finances better by taking 250k of that money and pay off business debt from my other businesses that I have used to fund the acquisition of properties in my main real estate business.Use the other 150k to continue purchasing properties in the Triad area of North Carolina.Purchase 36 single family properties (24 in Greensboro, Winston-Salem, and High Point, and 12 in Arizona) and lease them out using the lease option strategy.Purchase a 30 pad mobile home park with 10 units already rented and an additional 20 pads available to rent out, improve advertising and double the value of the park and basically BRRRR the mobile home park.Go on the Investor Summit at Sea real estate cruise with the Real Estate Guys, Robert Helms and Russell Grey.Bring on one or two more assistants to lighten our work load and systematize our businesses better.Appear on 10 more podcasts to increase brand awareness in order to raise money for our real estate deals.Get 20 new real estate coaching clients and help them acquire their first, second, or third property.Increase cash flow by another 5k this year.

I will give you a story because I think it's funny but my husband had a bachelor pad on the beach on Lake Michigan for his first home that he house hacked with a roommate. 

If you are going to do any job, having the right tools sure makes it easier.closest I came to dying on a machine that moved.. including flying my own plane.. driving my own boat.. driving cars. etc etc.was the day I decided to mow our office lawn.. there was an old riding mower in the back .. normally we hire this stuff out of course.but I hop on that and back yard was going good then I decide to go out front and now I am heading for the street trying to figure out how to stop the thing I end up in the middles of the street with a car 3  inchs from me that braked and skidded to a stop..

Even brakes last forever due to the regenerative braking.

My best advice would be to pad that vacancy rate..
