I think there is a notion that all you have to do is put bandit signs send some mailers out and like magic, a desperate seller falls on your lap and you can buy the house for 50% off.

If the slip and fall is over a year old, things could get interesting, but if it's less than a year old (or coming up on it), I'd find out about any magic dates that are necessary and then tell the tenant that if she is going to make a claim, she needs to do so by such and such a date.

I have a rental property that brings in @ $1000/mo; the rental is owned free and clear; current value @$140kI have no outstanding debt - except my CCs which I pay in full every month; Current credit (fico) score of @ 730 - (just below that magical 739 due to a 'blip' that has been removed) - otherwise I've Never been below 760!

And if you did lie and say it wasn't borrowed and they found out, they would call the loan due immediately since you have no actual equity in the property.There is no magic way to get free money that I know of, wish there was though!
