I am specifically looking for a tool to automate maintaining the agreements in the lease and communications with tenants, as well as a ticketing system for maintenance requests, maybe a capitol improvement request functionality.In my wildest dreams I would find a consultant someone local to central Massachusetts who would come in and see how the portfolio is currently being managed and make recommendations on accounting and property management systems and processes for our team to evolve.

Make your requests as specific as possible.

When inspection shows that roof needs replaced and the foundation is cracked (an unknown), then you either walk away or request that amount be taken off the purchase price.

Or, they can request to be cashed out, at the same predetermined value as noted above.Basically, think of all the 'bad things' that can happen, and how to address them BEFORE they happen.

Your request #2 is something most agents would be wise to avoid.

I don't believe the other offer is real due to them requesting the continuation clause being removed.Am I foolish for doing this as upping the buy price still makes it a good purchase but it makes my margins very slim.
