If u still want to do this how about getting a property manager in your local area this way your kind of hands off and just observe the things they do..if u want to be successful immulate techniques they do.Again this is just way I see things.

Jerry,I think this is a great observation and good advice, depending on someone's strategy.

My observation in 2018/2019 was all these companies TALKED A GOOD GAME but none of them spoke of the importance of household and the unique needs of coliving property management. 

Stick with where the money is, that's what I say...Just my observations! 

I haven't observed the kind of hand-wringing and awkward conversations typically associated with massive layoffs and job scarcity in the O&G sector.

What I found most interesting was how often a business leader's question provoked a discussion that included everyone.After the lecture, I had a chance to move through the room and observe the people who had just spent the last 90 minutes listening to me.

Since I'm showing all my cards anyway....other observations: the back porch is falling off and will need to be rebuilt.

I look forward to learning more from you guys and even getting a chance to help in the process of flipping and observing those who have come before me and have seen some of the pitfalls. 

That being said, driving through 3rd Ward one may notice that there are far more easily observable drug dealers lurking on corners than most other parts of the inner-loop combined.
