@Joseph Matarazzo people have been complaining about how low inventory is since before I had a license, I don't think inventory levels will loose up enough to effect the market until 2023.

Ppl who think enforcing the contract makes them professional and good landlord are penny wise pound foolish.. contract is for worst case condition and almost everyone would agree that this tenant is almost as good as they get.. risk loosing him - few months of missed rent and what are the chances you will get a better tenant than this - very small..Ppl who think this doesn't make business sense - they don't know what a brand is ..accounting has a concept of something called "goodwill" i.e.

THe money I was bringing to the Title company was closing cost mostly.I am loosing my earnest money and the crowd funding site has offered to refund my app fee, my reputation is tarnished, I have another deal no trust worthy company to use and loosing a deal.

Also call the Landlord that evicted them if you can find that out.Not sure if this will be helpful in your specific case but I think your bound to find a quality renter within those 25 applicants you turned down.
