Having a completely separate credit card just for this purpose, and even if you don't go for a specific software yet, since you are still on your first building, actually being diligent about tracking in a spreadsheet will set you up for success.

Customers with good credit end up paying more when they use a "Broker" or Lender who are simply the "middle men".The other thing is there are new programs that only require 15% down for 2-4 units and almost all lenders and brokers require 20% to 25% or more for 2-4 unit multifamily investment purchases.

In addition the buyers had to go through a year long class on money management and how to keep their credit good and so on and so forth.. this program is NOT designed for investors although it says its open to anyone who makes below the median income I believe and you can have crappy credit most do.

Plus, like a foreclosure, DILs get reported on her credit report, though I understand they get treated less severely.The basic requirement of a DIL is that it has to be 100% completely voluntary.

The bookkeeping software is currently free of charge and connects to other banks / credit cards or you can choose to bank with them, which is what I'm doing.
