Not saying its an ethical angle, but it is the law, If you never received a deposit slip regarding the safekeeping of your deposit, you can demand that deposit due.....Secondly,"No deposit may be collected by a landlord unless the rental agreement is in writing and a written checklist or statement specifically describing the condition and cleanliness of or existing damages to the premises and furnishings, including, but not limited to, walls, floors, countertops, carpets, drapes, furniture, and appliances, is provided by the landlord to the tenant at the commencement of the tenancy."

One thing someone told me a while back was that things like stainless steel appliances and granite counter tops don't necessarily add value, they just make the home sell quicker (I'm sure that's a statement that could be debated at length).

I'm going to rent it out without the garage (which I will retain for extra appliances/tools/countertops etc). and it should cash flow $500 per month after PITIHOA.Because most of these units are so new, and many have HOAs, my budget for repairs is lower than many people on the forums experience.
