Widened driveway to support multiple cars, completely renovated the kitchen with new cabinets and appliances, completely renovated the upstairs bathroom with new everything, refinished all floors, replaced all windows by framing down custom window spaces to fit standard windows, upgraded the electrical box and buried the service, painted the exterior, finished the basement to add another bedroom, full bathroom, and living space.

I did a lot of upgrades, putting green, added 4th bedroom, painted kitchen cabinet, etc.

No one here would say that if a tenant damaged a kitchen cabinet that they could replace that one with one that doesn't match the others.

This involves a detailed list and pictures of the condition of each component of the apartment, ex. carpets, cabinets, tub, doors and etc.2) Once you identify a new tenant, provide them a copy of the condition report and have them walk the property to confirm the condition report is correct.3) In my lease I have a very detailed list of items the tenant will be charged for if they cause it during their lease period.

The house we have is 3300 sq. ft and has a lot of built-in shelves and cabinets.

Used light fixtures that look fancy,  you can paint cabinets too, to give it some pizazz!

We saved money by keeping the cabinets and adding new doors and hardware in the kitchen.

Although the property was in poor condition, the owner had received it in a divorce settlement with no debt on it and several of the units already had new windows & cabinets in the kitchens. 

Touched up the kitchen by improving the countertops, cabinet pulls, light fixtures, and added more outlets.
