Things that are left is flooring in kitchen (some kind of vynal, tile won't work, long story), putting new trim up (all trim is removed), and having a pre inspection to find any thing that my hold up a sale.I am in talks with a bank that works with a lot of investors and found a loan officer that invests hikmself.

Never pay a contractor or sub until the entire job or portion of a collection of jobs (trim out, moving a drain, installing a door, etc) is finished.

Personally I'm happier with a general quote (eg replace all the trim on the outside of the house) than a break down of materials and labour.

Both upstairs bath cabinets painted & resurfaced, new 5inch laminate hardwoods through out the downstairs, new carpet upstairs, fresh paint throughout including baseboards & trim.
