@David Thompson Thank you for your input.I got the point to analyze the local market for the growth.But as far as I know, the most important growth should be income growth,I think income growth/level should be threshold for rent growth, otherwise even with the pop and job growth, the rent exception still be doom.Such as another thread point out same major city expect rent decrease already.Correct me if I am wrong.Combined the pop, job and income growth and demographic restructure,I believe the C property in B neighborhood with easy access to urban lifestyle should be best bet for the value add.When you mentioned,28 submarkets in Dallas,how do you define the local submarkets?

Even if you want to put this email issue in some gray area, it still belongs to the brighter side of it.But then again, I am not a Real Estate investor.
