Who is to say that as soon as list prices drop 1%, some of them (growing impatient by the year) don't come out of the woodwork and bid it right back up by 4%.And if they sit on the sidelines another 10 years waiting for this mystical thing that's ridiculously unlikely to happen, only some of them are in mom's basement.

I have tooled around with the idea of making the whole unit an ADU but I do like to have my work shop and wood working is a hobby of mine.
