Real estate is too much work to not be getting absolutely killer deals (and there's not that many available right now).rental vs adu , rental always wins because gross PPSF-appraisal/rent of ADU is less than PPSF-for-rent for regular rent.and with the available of homes already has converted room (and ADU) makes building adu is a moot point.i would just even buy SF with 6-7 roomsÂ

I'd bet that nobody with a single working brain cell will sign a lease with your brand new LLC without you personally guaranteeing it as well.As for the writing style, this is totally subjective and unique to each person, but I think you can be professional without being overly formal.

Don't know about anyone else, but I feel like my personal daily battle is between doing what is urgent and fuels my raging undiagnosed ADHD, or what is actually important.I've done a ton of work on this over the past almost 4 years, and still am nowhere that I think I need to be, but I'm at least getting to a level of awareness I don't think I ever had before and that is a win in my book. Â

instead of a lender try to find a capital partner and share the deals.. thats what I do provide money for JV's works great its a win win.. your going to waste your time trying to find nothing down lenders.. unless you already have one that really loves you then its possible.

The main drivers1) Local Inventory2) 10 year treasury(macro)3) Personal Debt levels(macro)4) Real Unemployment(not the unemployment number but real white collar job loss ratio'd to part time jobs). 5) Industry proliferation(can't tell me a tech or finance hub moves like a health hub).To tell me #2 will derive from the same inputs as it did in Sep/Oct, I'm willing to bet it won't.
