I have yet to see one with many vacant spots to be filled for future upside that I would buy, not to say they are not out there, but in a couple years of looking I have yet to find any screaming deals in my hunting ground.

it's the best house we've seen in 6 months - perfect rehab and i mean PERFECT.the location is AMAZING and the house is screaming for minor repairs mostly with exception of kitchen cabinets and retiling the floors in bath and kitchen.landscape needs some seed and a few nice bushes/plants.the roof is good.the shingles - need paint.it's all around a nice little house with A LOT of potential, but at 295 - NGanything over 270k - you're pushing it.

Dick - Thanks for backing things up with some real data instead of screaming hyperbole.MGD - As GreenHorizons has said, you should try a different tactic - screaming that you're in the hottest market without sharing the facts with us is a waste of time.
