I get quicker responses, guidance, relationship building, more trust, and overall feel like their quality is a lot better in terms of inventory/customer service.

You should be able to find a PM in your target market to help manage everything for you (I don't recommend managing from a distance...it can be a nightmare and your time is more valuable focusing on your sales business). 

They often provide valuable advice on market trends, property valuations, and potential pitfalls in the investment process.

The longest was almost an hour before I just left to go do something else (they were in a meeting) and my time should be valuable too.

Not sure where to go from here, so any guidance is appreciated.You'll probably get better advice here than from a financial advisor, who wants to sell you some mutual funds..
