@Ray Hage I'll be honest I do rehab some of my units but the goal is cosmetic upgrades, nothing fancy.

So you can buy cheaper AND force equity - you can add the finishes, upgrades to lighting/AC etc.

This is something that is not covered enough and can cost a lot of money if certain laws are broken.

Should I take out equity in the home towards a crash pad and/or doing some minor upgrades on the home OR should I save up to get into air BNB arbitrage to increase my money flow and put that towards fixing the home and eventually obtaining a crash pad.

We make all the money in upgrades, so if you are thinking about walking in to a model home and pick all the upgrades they offered, you will get slaughter.
