They also cover accidents that happen away from the vacation home and might cover a guest getting hurt or killed on a boat.

A couple others, it takes 3-4 hours to do a thorough cleaning, so if guests checkout at 11am the window to turn around the place by 3pm is tight and if there's any unexpected cleaning, you could run into problems. 

If only one tenant has insurance and there's an accident caused by another tenant's negligence, things can get messy.

I did a quick Google search, and unfortunately it looks like the woman who started this thread (about 5 years ago), Ember Meadows, 34, of Galloway, OH, passed away on March 3, 2016 in a horrible car accident on the freeway.

I'm so use to being involved in the day-to-day business of the property management side of things so I'm struggling to understand how much the new property manager should be communicating with me and how often.As an example, I had a tenant break a garage door recently (drove into the door on accident).

I then have 10K in reserves for unexpected stuff (if I'm using my 20k savings, I'm sure there's a formula for how much I should actually have).

I have had unexpected issues pop up way too many times in the last few years, and each time I was very grateful for the extra capital I had stashed away.

Maybe it's  a $100,000 buy and a $200,000 ARV, with $40,000 in renovations, plus holding costs, closing costs, unexpected expenses, etc in between".
