If none- you can go up 2.2%Unless they are evictable on other grounds- or you can buy them out- I would see if the numbers work where they are.Also- on those old buildings/homes you will find that any renovations can uncover a lot of other issues and costs can grow rapidly.Best of luck

Think about what skills and experience you have that you can build on as well as what you like doing that is marketable in order to uncover what would be fulfilling to do on a daily basis for pay, and do that.

Mold remediation is not cheap and I'm sure there is at least one hidden surprise you would uncover if you did this deal, so be sure to add a 10% overage factor for whatever your contractor friend estimates.

If the existing lease does not have the language in it that allows for that kind of extra expense (which is probably unusual) that makes a tenant partially or fully responsible with explanation to the new tenants responsiblility for that type of expense for air conditioning that is unusual unless common in that area and might be discovered during the research period on the subject property and uncovered then.
