I just completed my first spec on the EAST coast and I live in Oregon... we sold at a little over 200 a foot ... bought the lot for 45k.. so nice margins on that one..

Walking the property should help you get a better feel for the investment prospects and you may notice or uncover something that will make you lean more one way or the other.

So I'm just wanting to have the opinions of the members of this forum about this subject.I do understand that there are many who do not believe that the MLS is a good place to do wholesaling so I would prefer not to have that debate on this thread because although I do agree that the MLS may not be the ideal place for wholesaling I do know from experience that they exist in large numbers on the MLS, it is just a question of uncovering them.

In addition, most duplexes in Indy are very old and in not so nice areas and nicer duplexes in good areas cost too much to cash flow well.IF you do end up as a landlord of a duplex and living in one side, I would defiantly tell the tenants on the other side that you are "only" the property manager.  

Man the houses there are so nice.

@Ed Kahle , I don't think you'll have much success creating motivation, so just focus on finding more leads until you uncover motivation.  

I know some are decent and some are not so nice but having lived there for so long I had the opportunity to live in most areas.

Perhaps there are stupid and foolish investors out there, but FYI Mr Seller, there is this thing called due diligence and I am not going to skip it so nice try, see you in court.Does anybody have a 10 ft piece of rope I can borrow?
