More importantly, commercial owner’s and brokers aren’t likely to fall into the “not knowing you are a wholesaler who can’t buy trap”.

Took a while to figure out.I asked him about the second one, which he had no concerns over, and it turned out to be a trap that not many would catch. 

Just don't buy into a trap 'guru' that makes you pay even more money to get started with them. 

I've gone over the statutes pretty thoroughly, and when there's a consumer-buyer, see nothing but landmines and booby-traps.

I personally believe though that it is very easy to get into the trap of analysis paralysis if you go to deep into this.

Both are super quick trips by flight, and not too long by car if you're on a budget or need to leave on short notice.Another option may be further east if you have friends and family in the area ("boots on the ground") that can keep eyes on the property for you, meet contractors, property managers, etc. for you.Or if you're a pretty savvy investor, feel free to buy wherever you like, but don't get stuck in the trap of analysis paralysis.

You might also have uninvited guests like mice, startlings and insects.
