Find someone at your local REIA who you click with and see about partnering with them, following them through a project, or offer to trade your labor/skills for them mentoring you. 

Went in person, was told, "we don't have a price list," but did take down the prices they have stuck on a piece of paper on the bottom of a computer screen, which were different (lower than) from the prices on a written quote from a sheet a floor rep provided.

The decision becomes so much easier if the exchange rate is close to 0.8-0.85 which where it has traded traditionally.

Ask lots of questions of the trades and builders/investors.  

I am a roofing contractor now and understand there are multiple trades when doing this, however, I wanted to get a better idea of which trade comes after the other.

Point of the post : Over time, I have taken the DIY route on a majority of my properties and have learned a ton in terms of trade work.

Palo alto the 180 recently traded at 3.2 mil and the 350k one would be over 4 mil.. and would have cash flowed a ton :(  But you know I was at the time afraid of negative cash flow and I did make substantial profits on each that went into my business.. so not all bad..
