I offer an online payment portal to submit rent payments via ACH or CC - they "couldn't figure out how to use it" so I set us up to accept Zelle payments.

I have never heard of this metric and don't see any information on it online.

While you are figuring it out and/or deploying it over time, US Treasuries and certain CDs are paying 5%...and 4% for certain online savings accounts.

They were total add-ons.

I'm thinking interest rates will sit at 6.25-7.5%, with total cost at roughly 210k.

We bought it in cash with 9 investors for a total of 970k contributed.  

In other words, the employee contribution limit in 2019 is $19k, meaning you can only contribute $19k total between both plans (as the employee).SDIRA contributions do not count towards this $19k.
