I just downloaded it and tested it for a couple str cleaning bids and it’s giving me a very good idea of how much cleaning will be.

I have tested it in the past and find that it is way off (usually on the low side) for me.  

Anyone investing in real estate needs to be prepared for that.It sounds like this investor was able to make significant progress with this tenant to get caught up.

Must meet self sufficiency test for 3-4 units on FHA though, which alot of properties in higher cost areas do not meet.Conventional allows 5% down on 2-4 units.
