I find myself experiencing analysis/paralysis since analytics is very conducive to my personality.

We are a bunch of lawyers and, therefore, analytical and conservative by nature.  

I guess is we are going to argue analytics we really need more info from the OP on the property and their short/long term intentions. 

However, given the numbers that you are proposing, and assuming you will have very little trouble renting out the units, then I think you have a superb investment opportunity.  

Your main constraint will be your analytical nature.  

But I don't know for sure...you'll want to check some analytic sites like airdna or mashvisor to see which neighborhoods are best for STR. 

He is a very smart finance guy but lacks the analytical mindset that I have.

Despite the efforts of our best data scientists, using the latest tools in predictive analytics (using predictive modeling, data mining, machine learning), we never got it to the point where I felt we should offer it as a product.Outside of that, the only thing that really works is to research every property that meets your requirements and show up for every sale.
