They mark up items significantly, they are not on schedule, and they are not easy to work with. 

Small is easy to maintain as long as renovations were done correctly.

@Jaycee Greene Yeah it is easy for one to get discouraged when buying this type of project but I must say they are decent when trying to start low and build capital, that way you dont have to deal with **** properties or mediocre neighborhoods again. 

Any good HML will be happy to share the contact info of borrowers so you can see how easy the process was and how well they treated the investor.Can you share a recent closing document or HUD?

While they aren't the cheapest when you first buy them, Kwikset has locks that are easy to rekey without installing a new set of locks.

It is very easy and doesn't have to be contentious. just follow the steps.

The lender did not use a servicing company, and the pay history is being contested (which should be easy to prove)2.

But of coruse, getting private lenders isn't exactly easy.
