I have heard of others doing STR's for things like rough-necks, heard it works well, not sure if I want a business model of clientele who can twist me into a pretzel, but hey different strokes for different folks right.

However, it doesn't tell the entire story since hospitals are given $35,000 extra dollars to "treat" Covid-19 so hospitals have resorted to classifying anybody who dies that has Covid-19 antibodies as having died OF Covid-19 even if the person died of heart disease, stroke, cancer, and so on. https://denver.cbslocal.com/20...

I found that @Matt Faircloth's book (Raising Private Capital) gives a great overview of who can be a private money lender and where you can find them, as well as the broad-strokes process.I've been doing PML deals for about a year now as the money provider.

And in PA it appears in reading some of the trade articles there was some big players that were doing a lot of these and the state AG was looking at them as another form of sub prime and preying on non English speaking and generally those who did not understand that they could be booted out when they missed a payment or two and their down stroke was lost.

The only thing I can think to add that hasn't already been said is that it is common for tenants (non-qualified painters) to get brush strokes accidentally on other walls and/or the ceiling.
