You don't always have to incentivize a tenant with a discount to get the tenant to stay, nor keep rents stagnant, but it is good to be aware of the business impact with respect to cost too.

I do understand that not partnering pushes back your timeline substantially...I'm in the slow and steady wins the race and stay small, own it all camp, though. 

One draw back OSS it’s about 5 hours away from me so I would have to a local PM to over see it.

I would stay out of really rough areas in expensive cities because those are risky and can be management headaches.

I told them they could stay there at no charge till the bank evicted them and made them sign a hold harmless.
