Jon - welcome in advance ...the 15 min drive time you initially mention is a bit unrealistic  as  getting a few miles in that time from SLU is a rare  accomplishment …..I live in NE Seattle  ... 6 miles from my office in SLU area and it normally is a 30-45 min commute  driving  …..light rail from husky  stadium is great as I can get to office in 30 min  with a 7 block walk from Westlake  station …1.2 mill budget   should cover most of the  North / NE and NW areas of  Seattle proper  …...some other neighborhoods / areas worth a look  include  maple leaf ….Ravenna ..west seattle  ( longer sommute from here ) ...Laurelhurst ...view ridge ..wedgewood if needing financing - get  pre approved  in case you need to make a move on a property quickly  good luck and  feel free to call or email with any questions

One of the issues for a lot of my military friends that have purchased a home at every duty station is that they are not able to get someone to manage a single family very well.

Also....if you already own a property literally within 100 miles of where you are trying to get the FHA loan then the FHA will not let you get that loan.Other then that it is VERY similar to the VA Loan.If you're getting orders to another base....I would simply wait until you get there and (as long as it's 100 miles away from where your VA loan is) then use the FHA loan to buy a small multifamily.Live there for a year in the FHA property.....THEN refi out of your FIRST VA loan........turn it into a conventional loan.......and then Get a VA Loan at the new duty station that you got the FHA loan at.....then when you get orders somewhere else....REPEAT.I know of people that did this VERY succesfully when I was in the Navy and when they did their 20 years they ended up with 2 properties at each duty station every 3 or 4 years for a total of 20 plus duplexes that supplemented their military pension and literally were able to retire at 39 and 40 years old respectively.

I am reaching out to everyone in hopes someone has had experience with loud, seemingly aggressive, horse-sized dogs in a neighboring lot and advice for selling or renting.Backstory (it will hopefully help to understand my predicaments): I am currently in the military and stationed in the Saratoga Springs area for the last 3 years.
