I have a lot of CA clients in your similar situation.CA is mainly an appreciation market like New York with a little cash flow sprinkled in.

I'm leaning towards the Buy-Rehab-Rent-Refi. approach, and then flips sprinkled in afterwards.As someone who's relatively new, which direction would you point me? 

Today it is not an either or as much and some with even 1000s multi doors might also have some choice very well located sfrs sprinkled in.

I haven't heard anyone talking about sprinkling multi-family properties before.Thanks!

I'm going to have to view proposed offers through this kind of lens before I make them & see if there's some magic sprinkle I can put on it - by having the seller make out positively regardless of what happens (not to say my offers aren't win-win.. this is more like zero-risk).
