It sounds like some lender will allow you to get a 2nd mortgage for that $172K amount and some will not.Does anyone know of any lenders that can work with this?

It sounded easy enough but I worked a 9-5 and driving anywhere in LA was a nightmare.

My best advice is to meet your lenders face-to-face at real estate clubs, conferences, or other professional events.

It sounds good in theory, but in practice is highly unlikely.  

Any advice for a first time investor?

However, if there is a formula better suited for this market I am all ears.New to the Wholesale game, if there is anyone who would like to network or simply offer some advice I am open to anything.
