Those of us who have actually done our due diligence and passed on 99% of the "sure fire deals" that were presented to us in the past couple of years, and have CASH (or 20% down and STERLING CREDIT) to take to the market will find in the coming months that those sitting on 200 day plus listings will soften their stance on pricing.It's an axiom in the stock market and it should be in REI as well; "SELL on the good news, BUY on the bad!"

They are doing exchanges with generally around 7 figures plus.When they can buy elsewhere and get quality 8 caps for cash flow it makes sense to them.Owners in Cali do not want to wait and the market softens there and they have to wait until the next cycle before they see equity gains again they can do something with.

From what I understand, the bite of bad history like yours (not a BK or foreclosure) softens enough to acquire a decent mortgage after about 30 months.

For every million dollar sale there were probably 10 people that offered similar but didn't look as solid to close.If the tech demand softens there are media/biotech/tourism/financial/Korean etc. people waiting in the wings.
